Breckenridge Airbnb vs. Booking Direct: What the Fees Actually Cost

You're planning a Breckenridge trip. You find a condo on Airbnb — say, a two-bedroom at One Ski Hill Place with slopeside access to Peak 8. Nice photos, solid reviews, good dates. You add it up: $4,200 for the week.
Then a smart friend nudges you: "That's a Gilson property. Try their site directly." Same condo, same week, same photos. Total on gilsonpropertygroup.com: $3,650.
That's a $550 gap. On one booking.
The math isn't magic. It's just fees. Here's exactly where they come from.
The Airbnb (and VRBO) service fee
Every third-party portal charges a "service fee" on top of the nightly rate. Airbnb's guest service fee runs 14–16% of the pre-tax subtotal. VRBO's is roughly the same. That fee doesn't show up on the listing card — you see it at checkout, after you've already committed to the dates and the property.
On a $2,800 accommodation subtotal, that's $392–$448 in portal fees alone. Every time.
Book direct on gilsonpropertygroup.com and that fee is gone. Not discounted. Not partially rebated. Gone — because we're not paying the portal to route the booking.
Where the "up to 15%" comes from
We don't invent a discount. We pass along what you'd otherwise pay the portal.
Roughly:
- Airbnb guest fee: ~15% of subtotal
- Our direct-book savings: up to 15% of subtotal
- Everything else — taxes, cleaning, damage waiver — is the same on both platforms
That's why our all-in total comes in 10–15% lower than the same unit on Airbnb for the exact same dates.
The fees that ARE the same
Full transparency: some fees exist on both platforms.
- State and local taxes — Colorado + Summit County + Breckenridge lodging tax. Set by law. Same rate everywhere.
- Cleaning — Rolled into our nightly rate (built into what you see up front). Airbnb splits it out as a separate line.
- Damage waiver — $99–$199 depending on the property tier. Same on both platforms — covers accidental damage so you don't post a refundable security deposit.
What's different is that we show these upfront on the property page, not after you've entered your credit card.

What else changes when you book direct?
Money is the concrete part. The rest is quieter but matters as much:
- You talk to us, not a portal. Our team is on Main Street in Breckenridge — same time zone, same building where you're staying. Text us about a broken remote at 11pm and we're on it, not a call center in another state.
- You can request the unit you actually want. Airbnb's algorithm swaps and reorders listings; on our site every unit has its own page with the exact address and photos.
- Cancellation is straightforward. One tier, no "flexible/moderate/strict" hunt-and-guess. See our cancellation policy for exact refund percentages.
- Local perks apply. Group rates, concierge extras (private chef, grocery pre-stocking, lift ticket coordination), and returning-guest recognition all live on our side. Airbnb doesn't route those.
When Airbnb is fine
This isn't Airbnb-bashing. We list on Airbnb too — plenty of guests find us there and we're glad to host them either way.
Airbnb is a fine choice when: you're comparison shopping across ten cities at once, you want the trust signal of Airbnb's review system on a manager you've never heard of, or the property you want isn't listed on the manager's direct site.
For a Gilson property in Breckenridge, though — same unit, same dates — the direct-book saves you real money. That's the tradeoff, spelled out.
How to comparison-shop the smart way
- Find the unit on Airbnb. Screenshot the checkout total (with all fees).
- Search our site for the same property + dates. Compare all-in totals.
- If the direct total is lower — which it almost always is on our inventory — book direct.
We're not shy about the comparison. If you find a Gilson property cheaper elsewhere on the same dates with the same all-in total, call us at 877-566-4595. We'll match it and probably beat it.
